Window seal conditioner?

I noticed this discoloration on the rubber seal around my windows. Is there a conditioner or something to help with this?

Also, what's the community suggestion for cleaning and protecting the plastic trim on the exterior?

I use Mothers back to black also. Did all the door handles and tailgate handle. Did a really nice job.
I just picked up some Adams Super VRT Trim dressing. Gonna give that a whirl next time. It gets great reviews.
